Terms of Service

These are the rules for using this website and the Opsurant product. We’ve kept them plain and honest. Where your company has signed a separate agreement with us, that agreement governs the paid relationship and controls if the two ever disagree.

The agreement

These Terms are between you and Main St Holding I LLC, a California limited liability company doing business as “Opsurant” (“Opsurant,” “we,” “us”). By using this website or the Opsurant product, you agree to them. If you’re agreeing on behalf of a company, you confirm you have authority to bind that company.

If your company has signed a separate order form or service agreement with us, that signed agreement governs your paid use of the product; these Terms fill in anything it doesn’t cover and apply in full to your use of this website.

The service

Opsurant is an operations platform for property management companies—AI briefings, a cited knowledge library, dashboards, and document generation. We’re actively building it, and features change as we improve them. We may add, modify, or retire parts of the service; where a change would materially reduce something a paying customer relies on, we’ll give reasonable notice.

Accounts & eligibility

Opsurant is a tool for businesses and the people who work at them, not for consumers or children. You’re responsible for your account and for the users your company authorizes: keep credentials secure, make sure your users follow these Terms, and tell us promptly if you suspect unauthorized access. You’re responsible for activity under your account.

Acceptable use

Use the service lawfully and as intended. Don’t:

  • Break the law, infringe others’ rights, or upload content you have no right to;
  • Try to access data, accounts, or systems that aren’t yours, or probe, scan, or test our security without our written permission;
  • Interfere with or overload the service, or attempt to circumvent its limits or isolation;
  • Reverse-engineer, copy, or resell the service, or use it to build a competing product;
  • Upload malware, or use the service to harass, defraud, or harm others.

We may suspend access to protect the service or other customers if use here crosses these lines.

Your data & ownership

The operational data you put into Opsurant—your policies, procedures, portfolio information, and your history in the product—is and remains yours. You grant us only the limited permission we need to host, process, secure, and display that data to operate the service for you, and to provide support. We don’t sell it, we don’t use it to train public AI models, and you can export it in standard formats. How we handle it is described in our Trust & security page and Privacy Policy.

You’re responsible for having the right to put your data into the service and for its accuracy.

Our intellectual property

The Opsurant software, design, brand, and the starter operational content we author are the intellectual property of Bridging Main LLC and its affiliates, licensed to you for use of the service—not transferred to you. Content that Opsurant or Bridging Main authors for you under an engagement is licensed to your company through your subscription; if the subscription ends, access to that licensed content ends, while the operational data you created remains yours to export. These Terms don’t give you any rights in our IP beyond using the service as intended.

AI features

Opsurant uses AI to help you work—drafting, briefing, and answering questions from your knowledge library. Two honest points:

  • Answers can be wrong or incomplete. The assistant cites its sources so you can verify, and it’s built to say plainly when it doesn’t have the data—but you should review AI output before relying on it, especially for anything consequential.
  • It isn’t professional advice. Opsurant is not a substitute for a lawyer, accountant, or other professional. Decisions you make using its output are yours.

Fees & billing

Paid use of the product is billed under the pricing and order form your company agrees to—our model is per unit under management, described on the pricing page. Fees, billing cycles, and any early-access terms are set in that agreement, which controls over any general statements here. Unless that agreement says otherwise, fees are non-refundable once the period they cover has begun.

Disclaimers

We work hard to make Opsurant useful and reliable, and we’re candid that it’s early-stage. Except where a signed agreement says otherwise, the service is provided “as is” and “as available,” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We don’t warrant that the service will be uninterrupted, error-free, or that AI output will be accurate.

Limitation of liability

To the fullest extent the law allows, Opsurant and its affiliates won’t be liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, revenue, or data. Except where a signed agreement sets a different figure, our total liability arising out of or relating to the service is limited to the amount your company paid us for the service in the twelve months before the claim (or, if you haven’t paid us, one hundred U.S. dollars). Some jurisdictions don’t allow certain limits, so parts of this may not apply to you.

Term & termination

You can stop using the service at any time. Either of us may end a paid subscription per the signed agreement. We may suspend or end access if these Terms are seriously or repeatedly broken, or if we must to protect the service or others. When a customer relationship ends, we provide an export of your operational data and then delete it on the schedule the agreement sets. The sections that should reasonably survive termination—ownership, disclaimers, liability limits, and governing law—do.

Governing law

These Terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. The state and federal courts located in San Diego County, California have exclusive jurisdiction over any dispute that isn’t otherwise resolved, and you and we consent to venue there. A signed agreement with a different dispute-resolution clause controls over this paragraph.

Changes to these terms

We may update these Terms as the service evolves. We’ll change the “Last updated” date above and, for material changes affecting customers, give notice through the product or by email. Continuing to use the service after a change means you accept the updated Terms.
